The Village of Wesley Chapel

The Village of Wesley Chapel, declared a municipality on July 15, 1998, is bounded by Indian Trail, Mineral Springs, Waxhaw and Weddington. The irregular border of the Village is the result of voluntary annexations by adjacent communities in the 1990s. In less than three years, it grew to more than twice its original size. 

It is served by Wesley Chapel Volunteer Fire Department, which provides service in roughly 48 square miles to over 50,000 people. There are four fire stations protecting the Village of Wesley Chapel, the Village of Marvin, the Town of Weddington, a small portion of Indian Trail and areas of Unincorporated Union County.

Dogwood Park on Lester Davis Road is part of the Village and has 22.5 acres with paved and unpaved trails, picnic and grilling areas, an amphitheater, accessible fishing piers at the pond, a playground and a dog park with separate areas for large and small dogs. The Village celebrated its 25th anniversary in July 2023 at the park.

The consensus of the eight hundred Village property owners in 1999 was to “Preserve Rural/Small Town Atmosphere; Maintain Rate of Growth; Maintain Low Tax Rate.” The Village is primarily low-density residential by intention, with its motto, “A Great Place to Live and Raise a Family.”

 

The Courtyards at Wesley Chapel

The Courtyards at Wesley Chapel comprises 136 single-family homes developed and built by Epcon Communities. It is located off Cuthbertson Road in the Village of Wesley Chapel, across from the Southwest Regional branch of the Union County Library and the Cuthbertson Middle/High School complex.

Epcon started building homes at the cul-de-sac on Traditions Court, and its current owner moved there in December 2017. The last buyers to move in completed our neighborhood in September 2021, which is when our HOA took over the duties of managing it. While it is a 55+ community, bylaws require only 80% of the homes to have a permanent resident 55 years or older. This allows for a nice mix of older and younger adults, some with teenage children and some extended families.

Within the community there are four home styles: the Capri, Palazzo, Portico and Promenade, with each style allowing for variations, such as a deck, basement or second floor, when they were built. All homes feature either a private signature courtyard and adjacent garden or an attached deck. The courtyards and decks allow privacy for entertainment, relaxation, gardening, and casual living.

The majority of homes are ranches, although many have a second floor or, where the terrain allows, a walkout basement. They range in size from 1,519 square feet (2 bedrooms, 2 baths) to 4,480 (4 bedrooms, 4 baths). All have attached two-car garages and small attics; some owners chose to have front porches; all have front gardens.

The community includes a clubhouse, an exercise room, a swimming pool, a pickleball court, several ponds and wooded walking trails. The undulating roads are tree-lined and create an inviting, serene setting. Communitywide social events and speaker programs, coupled with activities such as pickleball, Mah Jongg, book club, men’s breakfast club, poker club, etc., allow for excellent opportunities to stay active, involved and mentally sharp. The CWC community is recognized for its active lifestyle, low maintenance properties and welcoming environment.
